Georgia gets a lot of jokes from people who’ve never actually spent time here — bless their hearts. But those of us who know this state know the truth: pound for pound, Georgia offers some of the best living in the American South.
A few years ago I ranked the ten best cities to live in Georgia, and folks have been asking for an update ever since. So I went back to the data — fresh FBI crime numbers, fresh Census figures — and rebuilt the list for 2027. Fair warning: if you’re looking for beach towns and mountain hideaways, this list will disappoint you. The data has spoken, and the data loves Atlanta’s northern suburbs. Don’t blame me — blame the numbers.

A Quick Note on How This List Was Built
The backbone here is HomeSnacks’ 2026 analysis of the best places to live in Georgia, built on the FBI’s 2024 Uniform Crime Reporting data and the Census Bureau’s 2020–2024 American Community Survey, cross-checked against U.S. News & World Report’s 2026–2027 best-places rankings. I weighted the things that actually determine whether a place is good to live in, not just good to visit: safety, schools, jobs, and affordability. Rankings are part science, part judgment — treat this as an informed starting point, not gospel.
1. Johns Creek
Johns Creek isn’t just the best city in Georgia — U.S. News ranks it the best place to live in the state and fifth in the entire nation. It’s also consistently one of the safest cities in Georgia, with top-tier schools and household incomes that make the rest of us feel like we’re doing life wrong. Tucked along the Chattahoochee in north Fulton County, it’s the total package — if you can afford the total package’s price tag.
2. Milton
Milton is the richest city in Georgia, full stop — and it wears it well, with horse farms, rolling land, and a deliberate small-town feel the residents fight hard to protect. Crime here runs about 70 percent below the national average, which is what happens when a community has resources and actually uses them. It’s Mayberry with money, and I mean that as the highest compliment.
3. Sandy Springs
Sandy Springs is what happens when a suburb grows up without losing its mind: excellent schools, the Chattahoochee Nature Center, real parks, and a straight shot into Atlanta for work and play. It’s big enough to have everything and managed well enough to stay desirable. The price of admission isn’t cheap, but you get what you pay for.
4. Holly Springs
Holly Springs doesn’t have the name recognition of its Fulton County neighbors, but the numbers don’t lie: unemployment sits around 2.2 percent, which is essentially everybody-who-wants-a-job-has-one territory. This Cherokee County town is where young families go when they want good schools, safe streets, and a mortgage that doesn’t require a second job. The secret’s getting out.
5. Roswell
Roswell has been doing the desirable-suburb thing longer than most of the towns on this list, and it shows — in the best way. Historic Canton Street is one of the great walkable districts in metro Atlanta, the Chattahoochee river parks are genuinely beautiful, and the amenities-per-capita math is hard to beat. Some suburbs feel manufactured; Roswell feels earned.
6. Woodstock
Woodstock is the comeback story: a downtown that was sleepy twenty years ago and is now one of the liveliest small-city centers in Georgia. The safety numbers are strong, the growth has been managed rather than chaotic, and the outlet mall doesn’t hurt. It’s proof that a suburb can build a real sense of place instead of just subdivisions.
7. Alpharetta
Alpharetta calls itself the Technology City of the South, and for once the marketing isn’t lying — the tech corridor along GA-400 is a genuine jobs engine. Avalon gave it a walkable, upscale core, the schools are excellent, and the whole place hums with prosperity. You’ll pay for it, but unlike some expensive places, Alpharetta actually delivers the goods.
8. Senoia
Senoia is the smallest town on this list and maybe the most charming — 1.4 percent unemployment and the lowest poverty rate in Georgia, which is a staggering combination. Yes, it’s where they filmed The Walking Dead, and yes, the zombie tourists are a thing. But underneath the Hollywood gloss is a real community where nearly everybody works and almost nobody is poor. That’s rarer than it should be.
9. Tyrone
Tyrone is the town on this list you’ve probably never heard of, and the people who live there would like to keep it that way. Tucked into Fayette County with access to some of the best schools in the state, it’s educated, quiet, and family-oriented to its core. Not flashy — just quietly excellent, which is the best kind of excellent.
10. Decatur
Decatur is the one pick inside the Perimeter, and it earns the spot: high household incomes, a genuinely walkable downtown square, top-rated schools, and — by intown Atlanta standards — relative affordability. It’s got Agnes Scott College, a food scene that punches way above its weight, and a small-town feel ten minutes from downtown Atlanta. The data says it’s the best urban option in Georgia, and for once I agree with the data completely.
The Bottom Line
Here’s what I notice: nine of these ten sit in Atlanta’s northern orbit. The data has a clear geographic preference, and I’ll be honest — it bothers the rest-of-Georgia pride in me a little. This state is so much bigger than its suburbs, and there are wonderful places to live from the mountains to the coast that the composite numbers just don’t reward the same way.
But rankings measure what they measure, and what they measure here is some version of the good life: safe streets, good schools, steady work, and neighbors who look out for each other. By that standard, these ten towns are doing something right, and the rest of Georgia could learn from them.
If you’re thinking of moving to the Peach State — welcome. Bring your appetite, learn to love sweet tea, and for heaven’s sake, use your turn signal. You’ll fit right in.
